Up to 70 new homes for Whyalla

Up to 70 new homes could be developed in Whyalla as two new land parcels are released by the state government for development.

Expressions of Interest have opened for the development of two parcels of land in Whyalla, led by Renewal SA through the Office for Regional Housing.

The first – a 1.7-hectare site on Kloeden Street near the airport – could host up to 30 allotments and requires at least 10 houses to be immediately constructed for essential workers.

Office for Regional Housing director Matt Hunt said the initial 10 houses will be leased back to the government for a minimum of 10 years to house workers such as health professionals, teachers and police officers.

“This approach provides developers with the confidence of government support from the outset. Combined with the planned pipeline in the region, this is a compelling proposition,” Hunt said.

The second land parcel is a 2.5-hectare site at the corner of Kloeden Street and Heurich Terrace.

Renewal SA said around 40 residential allotments could be developed on the site, though it may also be used for recreation, education, childcare or other community facilities.

“We are seeking developers who can quickly initiate a project that supports Whyalla’s growth, community and workforce,” Hunt said.

The Office for Regional Housing in Renewal SA was created in February 2023 and focuses on delivering the Regional Key Worker Housing Scheme.

There have been 35 new homes initiated under the scheme so far in the Copper Coast, Mount Gambier, Port Augusta, Ceduna, Bordertown and the Riverland.

“To support the expected jobs growth, the region [Whyalla] needs more housing,” Renewal SA chief executive Chris Menz said

“Beyond this, to ensure the continued growth and vibrancy of our regional communities, we must provide opportunities for affordable, quality housing.

“The impact of this is two-fold: it enhances the quality of life for residents and also supports economic growth in the regions.”

Menz welcomed developers looking to expand into the regional market.

“The opportunities are significant, as is the timing,” he said.

“Whether launching their first project or expanding on an existing portfolio, the time is right to capitalise on our strong economy, tap into government-backed projects and benefit from our strategic land releases.”

Expressions of Interest for the Whyalla sites close on December 11.

Renewal SA also recently announced 12 priority housing projects under its Regional Housing Initiatives Program, with five on the Eyre Peninsula and two each in the Far North, Mid North, Yorke Peninsula and Limestone Coast, and one in the Riverland.

Housing Minister Nick Champion said those projects could “deliver more than 400 housing outcomes”.
