City pub and microbrewery hits the market

The agents for a CBD pub that hit the market last week say interested buyers could take over the operations of the Whitmore Square venue from the current operator.

Both the freehold and leasehold for Whitmore Square-based Mismatch Brewhouse are on the market, with agents Savills noting the listing is an opportunity for a new operator to take over the venue.

Savills spruiked the “prime CBD corner position” of the Mismatch Brewhouse venue, which houses a restaurant, bar and brewing facilities.

Whilst most of Mismatch’s beer is made at Lot 100, limited-edition beers are brewed on-site at Whitmore Square where they’re also available on tap.

According to Savills, the business occupies a gross building area of 866sqm, taking up the entire premises.

Further, Savills said there was “the opportunity to retain existing brewing equipment upon them vacating”.

Speaking to InDaily, the Victoria-based CEO of Mismatch owner AllPour, Chris Pang, said when the company was told about the landlord’s plans to sell the freehold “internal discussions were already underway in investigating a new location for Mismatch Brewhouse within Adelaide”.

“This move aligns with our ambitious plans and commitment to further establish Mismatch as a leading beer brand in South Australia,” Pang said.

“While the timing of the freehold sale did not coincide with our plans to relocate, we felt it was transparent and fair to allow a potential buyer the opportunity to acquire the property with a clear understanding of our longer-term intentions.

“We want to unequivocally state that Mismatch Brewing Co. remains deeply committed to South Australia and to ensuring Mismatch is a much-loved local brand. We have exciting plans in development that will reinforce this commitment, and we look forward to sharing these details soon.”

Mismatch was sold alongside SA distiller 78 Degrees for $7 million to a company co-owned by former Carlton & United Breweries CEO Peter Filipovic last April.

Filipovic acquired the company less than three years after the former owner, Mighty Craft, bought the two South Australian brands plus Hills Cider in a deal worth $47 million. That agreement also included 75 per cent ownership of the Lot 100 venues in the Adelaide Hills.

The former CUB boss’ deal also included the assignment of the leases for the Mismatch Brewhouse in Whitmore Square.

Filipovic is also a director of AllPour Pty Ltd, alongside Mismatch co-owner Richard Gordon Ludbrook.

Mismatch only recently took over the Whitmore Square pub and microbrewery site, which previously housed Adelaide craft beer brand Sparkke.

Mighty Craft also sold Lot 100 to a company directed by Filipovic in July 2024 for “no less than $1.5 million”.

“The sale includes all of Lot 100’s business and assets, such as the leasehold for the Lot 100 cellar door venue in South Australia, branding, intellectual property, trading names, contracting arrangements, inventory, plant and equipment, and licences,” Mighty Craft said at the time.
