The State Commission Assessment Panel will next week consider an application for a 29-storey hotel and accommodation tower in the city’s East End, being developed by a firm called 299 Pirie Street Pty Ltd.
If approved, the tower at 299-311 Pirie Street will rise on a vacant lot near Hutt Street and adjacent to an existing 16-storey apartment building.
Approval was sought for the building to be called ‘Acadia’ late last year by consultants Ekistics, on behalf of 299 Pirie Street Pty Ltd.
ASIC records show 299 Pirie Street Pty Ltd is owned by Adelaide-based Zhaolun Ding and Sydney-based Ching Lin Luk.

Acadia will be a 29-storey (87.8 metre-high) building comprising 242 hotel rooms, a restaurant, a bar, 89 residential apartments (including 14 affordable studio apartments) and communal facilities including a gym, spa, pool, outdoor terrace, meeting rooms and car parking.
A previous development application for the construction of an eight-storey mixed-use building comprising retail and office tenancies was granted development plan consent in 2021.
Ekistics said the building would be all-electric with a 7.5-star average NatHERS rating and a 4.5-star NABERS Hotel rating.

The design of the building features a six-storey podium element, while the tower consists of two segments of different design and appearance, with the eastern part comprising 22 levels of hotel rooms and the western part 21 levels of residential apartments.
Acadia will rise on what was a Red Cross blood donor centre and office building, which was constructed in the 1950s.
The building was acquired by 299 Pirie Pty Ltd in 2021 and was demolished one year later.

The site shares its western boundary with the 16-storey East End Apartments and its southern boundary with a six-storey Tucker Street apartment building which is currently under construction.
