Work is set to begin next year on a new 28-level office building slated for construction directly behind one of Adelaide’s oldest landmarks, the Holy Trinity Church on North Terrace.
Adelaide developers Marlborough Capital and 1835 Capital have filed plans for a $450m development, named “Trinity City”, which will feature 22 levels of office space, 173 car parks, a 70-place childcare centre and a 200-seat auditorium.
The building, featuring 65,000 square metres of gross floor area, will be made up of car parks from levels one to four and office space from levels 5 to 26.

Located at 88 North Terrace and connecting with Adelaide’s biomedical precinct, the 28-level building is set for construction directly behind the state heritage listed Holy Trinity Church.
Built in 1838, the church is the earliest surviving Anglican building in South Australia and one of the oldest buildings in the CBD.
The state government says the developer has undertaken “extensive consultation” with Heritage SA and local authorities on the redevelopment of the historic site.

It also has support from the Trinity Church, which says the development project will “rejuvenate our church site”.
According to the developers, construction is due to start in 2023 with completion expected by the end of 2025.
The state government anticipates the project will create 450 jobs during construction.

“Trinity City will be a landmark on the Adelaide skyline and a key component of the Adelaide BioMed City precinct,” 1835 Capital managing director Jason Di Iulio said in a statement.
“It will be Adelaide’s foremost new generation post-pandemic commercial tower and a symbol of Adelaide, as one of the most advanced health focused cities in the world.”
Marlborough Capital managing director Simon Toovey said the building would house more than 3000 office workers once completed.
“Trinity City will house over 3000 staff enabling South Australia to accommodate and attract global companies looking to work side-by-side with our expanding bio-medical expertise,” he said.
“Trinity City will assist in revolutionising and turbo-charging our health-tech economy.”
